You are probably aware that
vacant land qualifies as relinquished property or replacement property in a 1031
Exchange because it is almost always held for investment. Of course, the problem of vacant land is that
there is minimal or no income, and expenses such as taxes, mortgage interest,
etc. continue to be paid.
1031Replace.Com generally does not assist people who are in the market
for vacant land replacement property in 1031 Exchanges, and usually Realtors
assist people to find such properties. Such
properties run the gamut from single lots to large tracts of farmland, ranch
and timber properties. Some Realtors
even specialize in vacant farmland, ranch and similar large tract properties.
For
larger tracts at least, it may be helpful to be in contact with a Realtor who
is a member of the Realtors Land Institute (www.RLILand.com). There are, of course, many vacant land sellers (farmers, ranchers, timber land owners, etc.) who do 1031 Exchanges to get out of low income or no income property into income producing property such as traditional rental properties, TIC's and Triple Nets. TIC's, especially, are a great way for farmers and ranchers to ease into retirement.
