Mr. Riddell is a Florida licensed real estate broker and a securities registered representative with OMNI Brokerage, Inc.  As a real estate broker, Mr. Riddell may be entitled to receive a referral fee, co-brokerage fee, commission, etc. from the seller or listing broker of real estate replacement properties (traditional properties and whole ownership triple net properties).  As a securities registered representative, Mr. Riddell may be entitled to receive a commission from the seller (sponsor) through OMNI Brokerage, Inc. for sales of TIC’s, DST’s and oil & gas replacement properties.

However, often with traditional properties, Mr. Riddell is not involved in the purchase process, and if you choose traditional properties as your replacement property, it is not likely that Mr. Riddell will receive a commission.

Assuming Mr. Riddell receives a referral fee, co-brokerage fee, commission, etc. on the purchase of your replacement property or a commission on your purchase of a TIC, DST or oil & gas interest, the otherwise applicable 1031 exchange Qualified Intermediary fee which would have been charged by U.S. 1031 Exchange Services, Inc. will be waived.
